Overview
Developed by major property developer Mirvac in 2006, One Darling Island in Pyrmont is an A-Grade property consisting of six levels and two basement parking levels with a NLA of 22,197m². As part of their commitment to sustainability they designed and constructed the building with a firm focus on driving energy efficiency.
The goal: Improve NABERS rating
The building was commissioned over a decade ago and with a high-profile tenant occupying the building, most of the past strategies had been focused mainly on comfort conditions. Mirvac were looking to improve system efficiency, reduce energy consumption and improve their NABERS rating. To help them achieve this, they entered into an Alerton Australia Energy Performance Contract (EPC) in 2017, which guaranteed a reduction in energy consumption by 5% and an improved NABERS rating to 5.5 Stars, without affecting any of the existing tenants.
The solution: Building tuning and equipment optimisation
Leading Edge Automation (trading as Conservia in Australia) collaborated with building management to plan the implementation and delivery of the building tuning. This involved careful planning to speed up the process of implementing many of these strategies, often during early/late hours to reduce the risk of impacting tenant conditions within business hours.
Building tuning involved system and equipment optimisations throughout the entire building:
- Air handling units (AHU)
- Air side and chilled water side
- Variable air volume
- Chiller plantroom operation
